Q: What kind of land do you have available?

A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property.

Q: Why are the properties discounted so much on this site? 

A: You’ll find land investment properties on this site are discounted around 20% to 50% because of our marketing systems that get in touch with landowners who need to sell their property. Often times they may want to sell because they need the money, so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you. We’ve learned how to locate the best land deals and are proud to pass the savings onto our clients!

Q: How are the properties on this site different from ones I’d find on the MLS?

A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale.  We work directly with the landowners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.

Q: Are you an agent that lists land for sale?

A: No, we are not agents. We are land investors. As investors, we own each property and sell directly to our customers with no third party involved. This is one of the reasons we can save you even more.

Q: Do you offer owner financing to purchase these properties?

A: A lot of our buyers choose to pay cash. However, we will consider all offers.  If you need financing to buy a property you see on our site, contact us today because we have owner financing available on some of our properties.

Q: What documents do I need to apply for owner financing?

A: None. Our process is simple and no documentation is required. There is no application process, no credit checks.

Q: How do I purchase a property?

A: We have a simple process for purchasing land. This describes the process:

We take offers first come first serve… and telephone tends to be the quickest.  Once you connect with us and you want to purchase the property, we’ll require the processing fee and down payment to secure the property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.

Q: Are there pre-payment penalties?

A: No, you can pay off the loan anytime with no penalties for pre-payment.

Q: Can I build on the land while I’m financing it through you?

A: We ask that you do not put permanent structures on the property until your loan is at least 90% paid.  While financing with monthly payments, you must also abide by local, county, state, and national laws.

Q: What about property taxes or liens?

A: The annual property tax for your property is included with each property description. We guarantee that all of our properties are sold free of liens and that the taxes are up-to-date when you purchase them from us.

Q: How often do you add new investment land in to the site?

A: We’re always sourcing new investment land and adding new properties to this site on a continual basis. So, check back often as our inventory is always being updated and our properties tend to sell very quickly.
